We Are Fred recently had the privilege of working with Stonebond Properties to create a new-homes development brochure that resonated with residents, potential homebuyers, and the local community.

Property marketing certainly has its challenges in today’s competitive market. But we believe that bringing a development to life, in a way that tells a compelling story about the local area and people, will undoubtedly elevate it.

It’s all about the people

Like any other project, we began with research. Here, we immersed ourselves in the local area and also its heritage and local traditions. This groundwork allowed us to gain valuable insights that would later influence our design choices and overall narrative for the brochure.

We wanted to capture the individuality of the development and village life through a ‘meet the neighbour’ style and approach. We invited local entrepreneurs, shop owners, and community leaders for a chat to gather first-hand accounts of what makes Flitton so special. Not only to produce readable content for prospective buyers but also to build community engagement.

By dedicating several entire pages to their local businesses and views on the local area, we added a genuine and human touch to the brochure, instilling a sense of connection and familiarity that may well be a pivotal moment in the buyer’s final decision.

Bringing values to life

Besides marketing the development, we wanted to ensure we answer the question: why buy with us? It was also crucial to highlight the developer’s core values, commitment to quality, and extensive experience through carefully curated content.

We included the interviews we had with the Stonebond team, adding an authentic voice, as well as carefully selected imagery to reflect the quality of homes The Appleyard would have.

A bespoke challenge

While we look at property brochures with a digital-first approach, we appreciate the need for print. However, this project had its challenges.

To create a brushed steel effect, we extensively explored different print finishes without the need for specialist paper stock; keeping print costs to a minimum without compromising on quality. It’s this level of detail that helps elevate how we approach our projects, always going above and beyond for our clients.

A final thought

By adopting a style tailored to encompass both the brand and the unique characteristics of the local area, this brochure certainly stands out from the crowd.
